Detailed Office History Overview
This tool can be thought of as being very similar to our very popular Detailed Agent History tool. in the Detailed Agent History tool, you look up an agent by name to view the vast amount of information about their career in production over time. In the Detailed Office History we're essentially doing the same thing, but we're viewing this data at the office level.
We'll start with the office selection screen, where you can use the filter to find an office to look at. You can narrow down by county or place to view all the offices in those locations or filter by company. Here there are certain offices that can be flagged as a company's main office. If that's an available identifier in your MLS, you'll see that option as a filter here. You can also search by a geographic area. You will see the results on the left. This list of offices includes their production showing in the last 12 months. You can also hover over any of these to get more information before you make your selection. Clicking on one of these offices will bring you to the next series of screens. (You must select an office on the selection screen before you proceed to the next tabs.)
Production metrics are shown on the first screen. This includes a 12 month rolling production number by volume on top, sides in the middle, and also a view of their average or median close price on the bottom. Keep in mind, while viewing all of these screens in this tool that the production represented is again for the offices overall production.
The next screen breaks the numbers down a bit more by showing you the production numbers based upon the agents there. There's a 12 month rolling number for closed volume per active agent in that office on top, the 12 month rolling sides per active agent in the middle and the 12 month rolling new listings taken on the bottom. Note this total on the bottom includes all active listings as well as closed listings.
The listing metrics screen displays the total number of listings taken by the office as a whole. The percent of the business closed in the 12 months attributed to listing sides, as well as the average listing per agent.
When you view the headcount screen, this is the 12 month rolling number of active agents in that office. You can see how many different agents closed business in that office in the last 12 months. This number includes all of the agents who closed a deal in that office regardless of if they are still there. And then you can have that turnover number on the bottom. Be sure to note the small print on the side. For your reference to help you clarify and understand what these graphs are showing.
The office market share view shows you the office's share of the business in various marketplaces by year. Not only does this view show you the share in the market, but also what percent of the office's business is in each of those market areas and the average closing price for that office in that area.
To use this next screen, you will need to first select a geography to view. When you do this it will show you the office market share year over year. You can see this office's share on the top and all other offices in the selected geographic area on the bottom. This view highlights the YOY trend up and down for each office with share in the selected geographic area.
Counterparties is the tool that shows who brought buyers to this offices listings as well as Co broke internally. If you switch this to the listing side, you'll see who listed the properties that this office sold.
The final view of this tool shows the market area of this office and how it has changed over time. You can see year over year as well as the overall view over time, if you push play. The bottom right corner shows this office's actual location on a map. And if you use the selector tool on the map, you can see the list of the places where this office's transactions took place.
