The Market Share Calculator


The Market Share Calculator is a great way to get detailed market share numbers that are specific to geographic areas and viewed based upon a specific period of time. To get this calculator, you will log into our online system and access the market share calculator workbook. 

You will see two different calculators here. The market share calculator and the listing market share calculator.


Let's start with the market share calculator. When you click on it, you will see that you have different filters on the right and your results on the left. First you can filter by MLS if you have multiple MLS’s in your system. This would definitely be a good option if you have a big MLS and a few little ones and you want to narrow it down to get results that are specific and that don't have duplicate listings.

You can then select this state and narrow it down again by county and by city. The easiest way to quickly narrow this down to a very specific location is to deselect all and then find the one or two cities you would like to include in your market share snapshot. By doing this you can select any combination of cities, counties and so on in the dates that you select. Notice that every time you change the filters on the right, the results on the left automatically update.


Then you can specify the closing date range with the slider. It's easiest to do this by clicking on the date and typing your date in. This will move the slider to that specific date. After you've narrowed down all of those parameters, you will then select a metric. 


We have four different metrics that you can choose from. 

  • The first is total closings in that date range in dollars. In this metric both buy and sell sides are counted and the Co listed Co sold are split. 

  • The second is total units. This is the same as Closings, except the metric is sides instead of dollars. 

  • The third option is listing sold, otherwise known as listing sides,

  • The 4th option is sales made better known as the buyer side. 


Finally, the last filter you will choose is the market share aggregation. You can choose to sort by office company or franchise. I want to make an important note about the geography here. Relitix  places every listing on its proper geography per US census boundaries. We do not use post office cities, for example. We also ignore this city in the MLS unless the property cannot be geocoded. (For review of the geographical boundaries, you can take a look at our online workbook called Geography Explorer.) Next, we'll move on to the listing market share calculator. This tool was created because some of our partners expressed a desire to see who is finding success in their market by generating these scarce listings. On the right, you will see a series of filters that describe the area and the time frame that we're looking at. On the left are the results shown based on the parameters you selected. These update automatically when you change the filters. If you subscribe to multiple listing services, you can start by again selecting the MLS on the top. Below that is the listing date and you can select these by simply clicking on the date itself and selecting that time range. Or you can slide the slider. Then you can filter by county, city and property type just like the previous screen.


Let's talk a bit about the aggregations on the bottom. I first want to talk about the calculate market share by option. You can change this from listing count to listing volume. When you have selected view by count, it shows the number of listings each entity has and the percentage of total listings in that market.

When you select listings by volume, you will see that this changes from listing count to the total dollar amount of those listings and the percentage of that dollar amount in that place during that selected timeframe. Lastly, you can select by company, office or franchise. Here is where you can create a complete snapshot of the listing market share. Again, you can export an aggregate these results exactly as we did in the example video, with the overall market. This will then give you a great snapshot of this specific areas listing market share for the selected time period.
